What is a measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of the property with a measuring tool — either a tape or laser measuring device. As they walk the property, they make note of the layout of the rooms and other features, like stairs, patios, and pantries. They might sketch the property. Then, the appraiser writes up a report and detailed sketch showing the total square footage of the house and the overall layout.
